Prague Private Sale · Owner-side advisory
Your building deserves buyers who compete for it.
We are not a buyer. We are not a listing portal. We contractually and exclusively represent the owner – and run a managed off-market sale in which selected investors compete for the building.
- 01
We sit on your side
We only represent the seller. We never buy on our own account.
- 02
Competition, not one offer
Several relevant investors, approached under a pre-agreed process.
- 03
You control disclosure
No listing. You know who received what, and when.
The key difference
Who sits at the table – and on whose side.
Anyone offering to “buy your building today” is a buyer. Their job is to buy well. That is legitimate – but it is not representing your interests.
| Model | Whose side | What it means for you |
|---|---|---|
| Direct buyout (developer / investor) | The buyer’s – it is the buyer | One offer, fast, no market comparison |
| Large brokerage | Formally the seller’s | Often public marketing, price set to win the mandate |
| Pura Vida Property Advisory | Exclusively the owner’s | Managed investor competition, realistic price, full discretion |

Selling an apartment building is not selling a flat.
Investors don’t price per square metre. They assess rental income, occupancy, technical condition, operating costs, CAPEX and development potential. Investment assets follow different rules.
What matters is whom to approach, what to disclose at which stage, and how to compare bids that differ in financing, conditions and certainty of closing – not only price.
One building. Many strategies. Different value.
Long-term investor
Seeks stable income, good occupancy and preservation of value.
Value-add investor
Sees upside in renovation, rent optimisation and rising yield.
Developer
Looks at extensions, attic conversions, unit splits and redevelopment.
Family office & private capital
Places capital in a prime Prague address for generations.
The same building carries different economic value for different investors. Our job is to find those it fits best – and let them compete.
Discretion is more than not advertising.
Discretion is more than not advertising.
An off-market sale needs rules. Together we decide which investors may see the building, what they receive and when.
First an anonymous teaser with no address. Detailed data only after an NDA and investor verification. Your building never appears online – not even “price on request”.
Relevance beats the size of a contact list.
We work with Czech and international investors whose mandates we verify continuously: locations, ticket size, strategy, financing and decision process. That lets us approach selectively, not broadly.

When you need to sell fast
Need to sell quickly? We understand. But an “instant” buyout is not instant.
In the same time a buyout takes, we can approach several investors with their own capital – and let them compete for your building.
Wanting to sell quickly almost always has a good reason: paying out siblings after an inheritance, a maturing loan, health, years of managing tenants and repairs – or simply wanting peace and the money in the bank. Nobody should judge that, and we don’t.
Yet this is exactly when “we buy within 48 hours” sounds most convincing. And it is exactly when it is easiest to sign a price set by a single buyer.
How it really works
No serious investor sends tens or hundreds of millions without due diligence. Even a firm offering an instant buyout must check the land registry and charges, leases and rent payments, the building’s condition, obtain internal approval and prepare contracts with escrow. From first contact to money in escrow usually takes several weeks.
So the difference is not time. It is how many buyers pursue your building during those weeks. With a buyout, one – who knows you are in a hurry. In a managed sale, several vetted investors with financing ready, who know they are not alone – often including the very firms offering buyouts.
Direct buyout
- Several weeks of checks and contracts
- One offer, price set by the buyer
- The buyer knows your time pressure
- You negotiate alone against a professional team
Managed off-market sale with us
- Comparable timing through parallel outreach
- Several offers from investors with own capital
- Your deadline is a firm rule of the competition, not a weakness
- A contractually bound representative on your side
Urgency is a legitimate need. It should not be the reason you receive less for a lifetime asset than the market would pay.
If the deadline is tight, tell us at the first meeting. We plan the process backwards from the date you need the money – and if a buyout offer is best for you, we will say so openly.

A good sale is win-win.
The owner should achieve the best realistically available terms; the investor must see a viable plan. Overpriced buildings don’t sell, underpriced ones are a loss. We know where the balance lies.
Owner FAQ
Do you buy buildings on your own account?+
No. We contractually and exclusively represent owners, so we have no conflict of interest.
How are you different from instant buyout firms?+
A buyout firm is a buyer with one offer. We create managed competition between several investors – often including buyout firms – and help you compare offers objectively.
Will my building be published anywhere?+
Not without your written consent. Investors first receive an anonymous teaser; details only after NDA and verification.
How long does a sale take?+
It depends on the building and documents; a managed process typically takes weeks to a few months.
Do you guarantee the highest price?+
No one honestly can. We guarantee a process that maximises the chance of the best realistically available terms.
Do you also sell in Brno?+
Yes. Prague is our focus, but we also represent owners in Brno.
