Instant buyout, agency, or managed sale?

Owners receive letters saying “we’ll buy your building” or “85% of its value today” – and agency offers quoting very high prices. Here is a factual comparison.

When a direct buyout makes sense – and when not

A buyout can be right when speed and simplicity matter most and you accept a price set by one buyer. Many buyout firms are serious investors with their own equity.

But they sit on the other side of the table. If you first want to know what your building is worth to several investors – including those same buyers – we run a process in which they compete.

Why a high price in a letter is not a result

An asking price in a mailing is not a sale price. If it exceeds what investors can justify, the building lingers, loses appeal and the seller’s negotiating position weakens.

An off-market sale should stay off-market. Make sure your contract forbids publication without written consent – including on the agency’s own website without a price.

When you need to sell fast

Need to sell quickly? We understand. But an “instant” buyout is not instant.

In the same time a buyout takes, we can approach several investors with their own capital – and let them compete for your building.

Wanting to sell quickly almost always has a good reason: paying out siblings after an inheritance, a maturing loan, health, years of managing tenants and repairs – or simply wanting peace and the money in the bank. Nobody should judge that, and we don’t.

Yet this is exactly when “we buy within 48 hours” sounds most convincing. And it is exactly when it is easiest to sign a price set by a single buyer.

How it really works

No serious investor sends tens or hundreds of millions without due diligence. Even a firm offering an instant buyout must check the land registry and charges, leases and rent payments, the building’s condition, obtain internal approval and prepare contracts with escrow. From first contact to money in escrow usually takes several weeks.

So the difference is not time. It is how many buyers pursue your building during those weeks. With a buyout, one – who knows you are in a hurry. In a managed sale, several vetted investors with financing ready, who know they are not alone – often including the very firms offering buyouts.

Direct buyout

  • Several weeks of checks and contracts
  • One offer, price set by the buyer
  • The buyer knows your time pressure
  • You negotiate alone against a professional team

Managed off-market sale with us

  • Comparable timing through parallel outreach
  • Several offers from investors with own capital
  • Your deadline is a firm rule of the competition, not a weakness
  • A contractually bound representative on your side

Urgency is a legitimate need. It should not be the reason you receive less for a lifetime asset than the market would pay.

If the deadline is tight, tell us at the first meeting. We plan the process backwards from the date you need the money – and if a buyout offer is best for you, we will say so openly.

Five questions to ask anyone you entrust with your building

  1. 1

    Whose side are you on?

Do you buy on your own account or represent me?

  2. 2

How did you get to the price?

Show me the income valuation, not flat comparables.

  3. 3

    How many investors, and which?

Can I approve the shortlist in advance?

  4. 4

Where will the building be shown?

    Website, portals, newsletters?

  5. 5

    How will you compare bids?

    Price, financing, conditions, timing, certainty.

Our honest rule

If another route suits you better – holding, refinancing, adjusting rents first, or a more open sale – we will tell you. Impartiality is our strongest advantage.
